How the job goes

Work out whether it’s the tank or the base
Running water is almost always a fill or flush valve — $139–$189. Water on the floor is usually the wax ring or the flange.

Fix the cheap thing first
A tank rebuild is $229. A wax ring is $159. We’re not going to sell you a toilet to fix a $139 fill valve.
- 03
Repair the flange if it’s failed
A rocking toilet usually means a corroded flange. Repair or spacer is $289; a full rebuild is $489. In concrete with a closet bend, $889.
- 04
Set, seal, and test
New wax ring and bolts every time, sealed to the floor, and flushed under load before we leave.

Why is my toilet rocking?
The flange it bolts to has usually corroded or broken. Left alone, the rocking breaks the wax seal and starts leaking into the subfloor. Flange repair or a spacer is $289 — much cheaper than the flooring repair that follows if you wait.
My toilet runs constantly. Expensive?
Usually not. A fill valve is $139, a flush valve $189, and a full tank rebuild — flush valve, fill valve, and tank-to-bowl kit — is $229. A running toilet can waste more than that in water in a few months.
Can you install a toilet I already bought?
Yes — $159, including a new wax ring and bolts. There’s a $29 addition if it’s going upstairs. If you’d rather we supply the toilet as well, that’s $389 installed.
Do you install bidets?
Yes. Installing a bidet seat you supply is $129, and $189 if we supply it.
The toilet is clogged and plunging isn’t working.
Clearing a clogged toilet is $129 with an auger. If the auger doesn’t pull anything back and other fixtures are also backing up, the problem is the main line rather than the toilet — that’s $189, and worth knowing before you replace a toilet that was never the issue.
