What Peoria homes are built like
South of Bell Road, much of Peoria was built before 1980 — modest ranch homes on slab, many still on their original copper supply and cast iron drain lines. North of the 101, it’s a different city: Vistancia, Sonoran Mountain Ranch and the newer Fletcher Heights tracts went up from the mid-1990s onward, mostly PEX supply on post-tension slabs. Westbrook Village sits in between as an early-1980s active adult community, now at the age where original water heaters and angle stops are well past their service life.
