What happens at your property
You’re handing a stranger the keys to something you own, on the word of a tenant who may or may not have described it properly. This is the whole sequence.

We ask before we go in
Never a key turned without your say-so. If a tenant is home we arrange it with them; if the property is empty we agree the access with you first.

You hear from us three times
On the way, on site, and when the job is done — so you know where things stand without chasing anybody for an update.

Nothing happens without your approval
We find it, we price it, you say yes. No work starts on your property because somebody on site thought it was a good idea.

You see the problem and you see the repair. That is the whole point when you are three states away, and it is what a tenant's account of it can't give you.

Questions owners ask
Can you get into the property when I'm not in town?
With your permission and however you want it arranged — the tenant lets us in, a lockbox, or a time you set. We never enter a property without the owner agreeing to it first, and we tell you when we are on the way, when we are on site, and when we are done.
How do I approve work when I'm not there to see it?
By text or email, off a published number. All 86 of our rates are on this site, so a main drain clearing is $189 whether you are standing next to it or reading about it in another time zone. If it is something we have to find first, you get photos and a written price before anything is touched.
Will my tenant be dealt with properly?
Yes, and it matters to us more than it might sound. We schedule around the tenant rather than around ourselves, we tell them when we are coming, and the work area is cleaned before we leave. A tenant who feels put upon by a repair takes it out on you, not on us.
Do you charge more for rental properties?
No. Same published rates, same no trip fee, same no after-hours charge. There is no landlord price and no property-manager price — the whole argument of this site is that there is one price and it is printed.
One of my units has an emergency and I'm away. What happens?
Call 480-938-3803 — that is answered 24 hours. We will get somebody moving, keep you posted, and price the repair before it is carried out. Nights, weekends and holidays are billed exactly like a weekday morning.
Can you keep track of several properties for me?
Yes. Each address has its own record with its own history, access notes and shut-off location, so the second visit already knows what the first one found — and you are not the one holding that in your head across nine addresses.
Can you quote from a photo?
Often, yes. Text or WhatsApp a picture of what your tenant is describing and in most cases we can give you a free estimate from it before anyone drives anywhere.
